Why it happens
The east side of Thousand Oaks was built in two waves. The tracts off Erbes Road and along Westlake Boulevard went up in the sixties and seventies, slab on grade with copper in it and drain lines that are cast iron or early ABS depending on the year. Once a house reaches this age the failures stop being unlucky and start being predictable. Lang Ranch and the hillside pockets above it came thirty years later, in the nineties and two thousands, and have a different set of problems: high static pressure from the elevation, and water heaters and regulators all reaching their first replacement at the same time.
The other thing worth knowing here is about the trees. Thousand Oaks protects its oaks by ordinance, and that changes how a sewer lateral gets replaced. Roots find the joints in old clay pipe, the line backs up, and the shortest route to fix it often runs through a root zone you are not allowed to dig in. Much better to find that out before there is a machine on the lawn.

We put a camera down first so you can see which joint has gone. Depending on what is there it might be jetting, a repair to one section, or replacing the run. Whatever is growing over the line has to be worked around.

Copper or PEX, when the original supply has had enough. We sequence it so your water is off for hours rather than days and you can stay in the house while it happens.

We find it first. Sometimes it is one bad spot and sometimes it is the start of a pattern, and those are very different jobs.

Tank replacement and tankless conversion. On a conversion most of the work is the gas sizing and the venting, which is where cheap quotes tend to come up short.

Work in Thousand Oaks
Removed a tank heater and installed a condensing tankless unit in its place. While there, capped and pressure-tested the fire pit gas line at 10 psi for fifteen minutes and connected the owner's fire ring.
Tankless →A leaking shower valve got a new cartridge. The house's leak-monitor app was showing the pressure too high, so we tested the regulator at the front of the house, found it had failed, and replaced it. Two problems, one cause.
Pressure regulators →Snaked the main from several points and pulled out a large quantity of wipes. Another house the same month: roots in the main, cut out with a chain knocker and checked with the camera.
Drain cleaning →On the Westlake side of town. Excavated and found a hole in a half-inch galvanized gas pipe. Replaced the horizontal run, restored the gas and found a second leak where the pipe enters the house, so shut it down again for the next stage.
Gas lines →Real jobs, written up the way they went on the invoice. The customer’s name and street stay off the page.
