The east side went up in two waves. The tracts off Erbes Road and along Westlake Boulevard are sixties and seventies slab houses, with copper supply and cast iron or early ABS drains. Lang Ranch and the hillside pockets above it came in the nineties and two thousands. Up there, the elevation means high static pressure, and heaters and regulators are all due for their first replacement.
Thousand Oaks protects its oaks by ordinance. Roots get into old clay pipe joints and back up the sewer lateral, and the shortest route to replace it often crosses a root zone you can't dig in. We find that out before a machine goes on the lawn.

Tank to tankless, and a fire pit line tested
Swapped a tank heater for a condensing tankless unit. We also capped the fire pit gas line, pressure-tested it at 10 psi for fifteen minutes and hooked up the owner's fire ring.

A shower leak that turned out to be pressure
A leaking shower valve got a new cartridge. The house's leak-monitor app showed high pressure, so we tested the regulator at the front of the house, found it had failed and replaced it.

A main line blocked with flushable wipes
Snaked the main from several points and pulled out a pile of wipes. Same month, another house: roots in the main, cut out with a chain knocker and checked with the camera.

A gas smell outside the dining room
On the Westlake side of town. Dug down to a hole in a half-inch galvanized gas pipe and replaced the horizontal run. With the gas back on, a second leak showed up where the pipe enters the house, so we shut it off again for the next stage.
