Slab leak repair
Most Conejo Valley houses built between 1965 and 1990 have copper water lines in the slab. That copper is fifty years old and starting to fail.

The job
How it goes
A slab leak is a water line leaking under or inside the foundation. Soil, concrete, high pressure and hard water all wear the copper thin, and hot lines go first.
We isolate the line with the meter and gauges, and the leak-locating specialist we bring in marks the spot within a foot or so, plus any post-tensioned cables. A spot repair opens the floor there and replaces the bad section. A reroute abandons the line under the slab and runs a new one through the attic, leaving nothing in the concrete.
One leak on a sound line is a spot repair. A second leak within a year or two means the pipe is done, and a reroute beats opening the floor again. We'll tell you which you've got.

- Do you have to break up the floor?
- For a spot repair, one opening about the size of a coffee table. A reroute runs overhead and doesn't touch the floor.
- How long is the water off?
- A spot repair is usually a day. A one-line reroute takes one to two days, with the water off only while we connect each end.
- Will my insurance cover a slab leak?
- Many policies cover the damage and the access work. The pipe usually isn't covered. We give you photos and a written scope for the adjuster.
- Should I repipe the whole house?
- After two or three slab leaks, or if you have original copper and plan to stay, yes. For a first leak, repair or reroute that one line.
