On the east side of Thousand Oaks the leaks split by neighborhood. In the sixties and seventies tracts off Erbes Road it is copper in the slab. In Lang Ranch and the hills above it, it is more often a failed regulator letting street pressure at fixtures that were never built for it, or an irrigation line on a big lot. We isolate the house from the irrigation first, because on these lots that is the answer surprisingly often.

The job
How it goes
We start at the meter. With everything in the house off, a meter that still turns tells us the leak is on the supply side. From there we isolate: hot from cold, inside from irrigation, one branch from another, with the gauge on each. That narrows it to a line, and on most leaks that is enough to find it. When the leak is under a slab we bring in the leak-locating specialist we have worked with for years, who listens for it through the concrete and marks the spot, and the post-tensioned cables if the slab has them, before anyone cuts.
What we find, in this valley, is mostly the same few things. Pinholes in copper that has been in the ground or the slab for fifty years. Slab leaks, which have their own page. Shower pans that have failed and let water into the wall below. A toilet seal. Irrigation lines, which are on the same meter and very often the answer when the bill jumps in summer.
You get the leak located and marked, a plain explanation of what it is, and a price for the repair. Where the pipe is reachable the repair is usually done the same visit. Where it is under concrete or behind tile, the price is in writing before anything is opened.

A leaking shower valve got a new cartridge. The house's leak-monitor app was showing the pressure too high, so we tested the regulator at the front of the house, found it had failed, and replaced it. Two problems, one cause.
