Why it happens
The estates around Sherwood are built at a scale that changes the plumbing rather than just making it bigger. Two or three water heaters, a recirculation loop of real length, filtration and softening, and lines running out to a guest house, the pool equipment, an outdoor kitchen and the irrigation. None of it is unusual on its own. It is all connected, though, and hardly any of it was written down.
The older half of Lake Sherwood is a different matter. There are houses around the water that predate every tract in the Conejo Valley by decades, and the plumbing in them has been added to by a long succession of people with different ideas. Those jobs start with working out what is actually there, which takes longer than assuming.

Several irrigation leaks on one property, every one of them caused by street pressure with nothing regulating it on that side. Installed a shutoff for the irrigation, a house shutoff, a pressure regulator and a relief valve, then repaired the leaks and replaced three sprinkler valves. Two visits.
