Why it happens

What Lake Sherwood
is plumbed with

The estates around Sherwood are built at a scale that changes the plumbing rather than just making it bigger. Two or three water heaters, a recirculation loop of real length, filtration and softening, and lines running out to a guest house, the pool equipment, an outdoor kitchen and the irrigation. None of it is unusual on its own. It is all connected, though, and hardly any of it was written down.

The older half of Lake Sherwood is a different matter. There are houses around the water that predate every tract in the Conejo Valley by decades, and the plumbing in them has been added to by a long succession of people with different ideas. Those jobs start with working out what is actually there, which takes longer than assuming.

Streets and pockets we work in: Sherwood Country Club, the lake, the Hidden Valley edge, the older lakeside streets.

What people in
Lake Sherwood call about

01

Nobody knows how the house is plumbed

Large-house systems

We trace what is installed and write it down before quoting anything. You end up with a record of how your own house is plumbed.

02

The far end of the house runs cold

Recirculation & long runs →

Getting hot water to the far end of a large house without running a loop all night. Usually a matter of pumps, timers and balancing.

03

Work nobody can account for

Older lakeside houses →

Plumbing of mixed vintage that several generations have extended. We work out what is there first, then repair or replace on what we find.

04

An architect or manager needs a scope

Written bids →

An itemized scope in writing, which tends to be as useful to a property manager or an architect as it is to the owner.

Gate clearance gets arranged in advance. There are two of us at most, so there is no crew tramping through the house.

Irrigation leaks, all from high pressure

Several irrigation leaks on one property, every one of them caused by street pressure with nothing regulating it on that side. Installed a shutoff for the irrigation, a house shutoff, a pressure regulator and a relief valve, then repaired the leaks and replaced three sprinkler valves. Two visits.

Real jobs, written up the way they went on the invoice. The customer’s name and street stay off the page.

Common questions

Things people in Lake Sherwood ask

Do you go through the gate at Sherwood?
Yes. We call ahead with the truck and the name so the gate is expecting us. If you have an estate manager, they can set it up with us directly.
How fast can you get to Lake Sherwood?
Ten minutes over the hill from Westlake Village, so same day is usually realistic. For planned work on a large house we come out first and walk it.
How does pricing work?
You get the price before we start. Repairs are our time plus parts, and remodels, repipes and additions get a written bid. Nobody here works on commission.
Can you work with my estate manager or architect?
Yes, and we usually do. The bid is itemized so a manager, an architect and the owner are all reading the same document, and we work to the schedule they set.
Who pulls the permit in Lake Sherwood?
We do, through Ventura County, since Lake Sherwood is unincorporated. The county has its own inspection schedule and we plan the job around it.
