Lang Ranch covers townhomes and starter tracts near the park, bigger houses up the parkway and gated pockets on the ridge. It's slab with copper supply and ABS drains, young by Conejo Valley standards, so the pipe is rarely the problem yet.
In a 2000 house the water heater is on its second replacement. The regulator was set once and never touched, and pressure on these high lots runs over fixture ratings. Angle stops, fill valves and faucet cartridges from that year wear out together.
