On the east side of Thousand Oaks most of what we do is small. Toilets, faucets, disposals, angle stops, hose bibs, shower valves, and the truck carries the parts for those, so it is usually one visit. In December 2025 a leaking shower valve here got a new cartridge, and the house's leak monitor was showing the pressure too high, so we tested the regulator at the front, found it had failed and replaced it. Two problems, one cause. The Lang Ranch houses are at the age where the original angle stops and supply lines all come due together. Danny picks up when he can, and calls back the same day.

The job

How it goes

The truck carries the parts these jobs need, so a repair is usually one visit. Fill valves, flappers, supply lines, angle stops, cartridges for the common faucet brands, a disposal. We look at what is wrong, tell you what it is, give you the price, and fix it while we are there. If it needs a part we do not carry we tell you what it costs before we go and get it.

A repair also gets a look at the things around it. If a toilet valve failed because the house pressure is too high, you should know that, because the next valve will fail the same way. If the shut-off under the sink will not shut off, it gets mentioned. Nobody here works on commission, so nothing gets added to the list unless it is worth doing.

You get the price before we start, every time. Repairs are our time plus parts, and if a job turns out bigger than it looked we stop and give you the new price before going on.

    A main line blocked with flushable wipes

    Snaked the main from several points and pulled out a large quantity of wipes. Another house the same month: roots in the main, cut out with a chain knocker and checked with the camera.

How fast can you get to the east side of Thousand Oaks?

Does the oak tree ordinance affect a sewer repair?
It can. The city protects oaks and the root zone around them, so a trench cannot always take the shortest route. We locate the line from the surface first and plan the dig around the trees before anything is priced.
Do you fix it the same visit?
Almost always. The truck is stocked for the common repairs. If your fixture needs a part nobody carries, we tell you the price and the wait before ordering it.
Is it worth repairing an old faucet?
Usually, if the body is sound and the brand still makes the cartridge. If it is a no-name fixture from a big-box store the cartridge may not exist, and replacing the faucet is the honest answer. We say which before doing anything.
Can you replace a toilet with one I bought?
Yes. Bring it home and we set it, with a new wax ring, new supply line and new bolts. If you want us to supply it, we can.
