In Thousand Oaks
Repipes on the east side of Thousand Oaks are the older tracts, sixties and seventies copper that has pinholed more than once. The newer Lang Ranch houses almost never need one, and we say so. We run new lines overhead in copper or PEX, keep the water off a few hours at a time, and take the permit through City of Thousand Oaks Building and Safety.

The job
Two kinds of house need it. The older ones with galvanized steel, which rusts closed from the inside over decades, so the pressure falls slowly and the water runs brown after the house has stood overnight. And the far more common one here: sixties and seventies copper that has started to pinhole. One pinhole is a repair. Three in two years is a pattern, and each repair is buying a few months.
Copper or PEX. Copper is what most of these houses have, it is rigid, and it is joined with press fittings now instead of solder, which is faster and cleaner in a finished house. PEX is flexible tubing run from a manifold, so each fixture has its own line, it pulls through walls with fewer openings, and it does not pinhole. Both are permitted, both are inspected, and both come with a written scope that lists every line. We say which we would put in your house, and why.
A typical house is two to four days. We work it in stages so the water is off for a few hours at a time and back on every evening. Openings in the drywall are kept small and marked, and every one is listed on the bid so there is no surprise about what needs patching afterward. You stay in the house.

Small repairs are usually done the same visit. Bigger jobs get a start date and a number of days, and we hold to it. Done to code, permitted where it needs it, the house left the way we found it.
