Why it happens

What Calabasas
is plumbed with

Calabasas grew fast once the water district formed, starting in the late sixties. A lot of Calabasas Park is from the seventies and eighties. In those houses the original heaters, pressure regulators and supply lines are well past their first replacement, and the copper is old enough to start pinholing.

The water comes from Las Virgenes Municipal Water District. It runs about eight or nine grains of hardness and is treated with chloramines, which wear out the rubber in flappers, fill valves and washers sooner than plain chlorine does.

The city protects its oaks, even small ones near the house. A sewer line that crosses a root zone needs a permit and fencing before anyone digs, so we find the line and plan around the tree first.

Streets and pockets we work in: Calabasas Park, Calabasas Hills, Mont Calabasas, The Oaks, Mulholland Heights, Saratoga Hills, Park Moderne.

A water bill that jumped

Leak detection →

We find it before anything gets opened up, then talk through a spot repair or a reroute.

03

Common questions

Things people in Calabasas ask

Do you cover all of Calabasas?
Yes, all of 91302: Calabasas Park, Calabasas Hills, Mont Calabasas, The Oaks and the county areas around the city.
How fast can you get to Calabasas?
It's about fifteen minutes from the shop on the 101. Often the same day. Call and Dan will give you a time.
How does pricing work?
You get the price before we start. Repairs are our time plus parts, and bigger jobs get a written bid. Nobody here works on commission.
Does the oak tree ordinance affect a sewer repair in Calabasas?
It can. The city requires a permit for work near oaks, even small ones close to the house, and fencing around the root zone during the work. We locate the line first and plan around the tree.
Who pulls the permit in Calabasas?
We do, through City of Calabasas Building & Safety, or LA County for the unincorporated pockets. We handle the inspection.
