A warm patch on the floor
Slab leaks →We find the leak before anything gets opened up. After that it is a question of repairing the one spot or rerouting the line, and that comes down to the condition of the rest of it.
Plumber in Westlake Village · Los Angeles County
Dan's Plumbing has worked on houses in Westlake Village since 1977, and Danny has been under a fair number of them more than once. Almost everything here sits on a slab, which shapes most of the calls we get.
The shop is on Hillsbury Road, in the middle of town, so Westlake Village is where we can most often get out the same day. Danny picks up when he can, and calls back the same day. You get the price before we start, and nobody here is on commission. Monday to Friday, 9am – 5pm.
Why it happens
Almost every house in Westlake Village sits on a concrete slab, so the water lines run in or under the floor. When sixty year old copper starts to go you often get no warning at all. There is no drip under a sink and no stain on a ceiling. What you notice is a warm patch underfoot, or the meter still ticking over after you have turned everything off, or a bill that is suddenly much higher than it should be.
The town was planned before it was built, so the phases are easy enough to read off the plumbing. First Neighborhood and the streets around the lake went in from the late sixties. North Ranch came later and the houses are bigger. That helps, because we can usually tell roughly how old your pipe is before we get there.
Streets and pockets we work in: First Neighborhood, Westlake Island, North Ranch, Three Springs, Southshore, the streets off Lindero Canyon.

02
One leak on its own is a repair. Three in a year usually means the pipe itself is going, and we will tell you which situation you are in.
03
If your angle stops and toilet valves keep giving out, the pressure is often too high. The regulator is an inexpensive part.
04
Tank replacements and tankless conversions, including the tight garage closets these houses tend to have. We strap it, vent it, pull the permit and take the old one away.
Danny has been under some of these houses twice, once in the eighties and again for whoever bought it later.

Work in Westlake Village
A garage with two 50-gallon heaters and a puddle under one. Drained both and replaced the pair with a single large tankless unit, with the gas and venting sized for it, then tested every joint with a digital gas meter. Two days.
Tankless →A building with no cleanout on its drain line, so every clearing had gone through a fixture. Trenched about ten feet down with shoring, cut in a combination fitting and brought a new cleanout up to grade. The next clearing takes an hour.
Sewer camera & repair →A seismic gas shutoff valve on the meter with a stabilizer bracket, and a smart water shutoff with a pressure relief valve on the main. The house now closes its own valves.
Gas lines →Real jobs, written up the way they went on the invoice. The customer’s name and street stay off the page.
