Almost every house in Westlake Village sits on a concrete slab, so the water lines run in or under the floor. When sixty year old copper starts to go you often get no warning at all. There is no drip under a sink and no stain on a ceiling. What you notice is a warm patch underfoot, or the meter still ticking over after you have turned everything off, or a bill that is suddenly much higher than it should be.

The town was planned before it was built, so the phases are easy enough to read off the plumbing. First Neighborhood and the streets around the lake went in from the late sixties.     Two 50-gallon tanks, one of them leaking

    A garage with two 50-gallon heaters and a puddle under one. Drained both and replaced the pair with a single large tankless unit, with the gas and venting sized for it, then tested every joint with a digital gas meter. Two days.

    A sewer cleanout where there was none

    A building with no cleanout on its drain line, so every clearing had gone through a fixture. Trenched about ten feet down with shoring, cut in a combination fitting and brought a new cleanout up to grade. The next clearing takes an hour.

    Earthquake and leak shutoffs at the front of the house

    A seismic gas shutoff valve on the meter with a stabilizer bracket, and a smart water shutoff with a pressure relief valve on the main. The house now closes its own valves.
