Dan’s job notes
What brought us out.
The homeowner wasn’t getting hot water in the primary bathroom at this Thousand Oaks home. Dave and I checked the system and found the recirculation pump’s ball valve at the tankless water heater was closed.
What we did.
We opened the valve and tested the hot water. After a few minutes, hot water was reaching the bathroom again. We also set the circulation timer to the homeowner’s preferred schedule. There was no need to replace the water heater to solve this issue.
We took care of a few other bathroom items while we were there. We removed the tub faucet in preparation for its replacement and installed the owner’s tub overflow and drain covers. The new faucet was still to come once it arrived.
We also found the steam shower control wire wasn’t fully plugged in. We secured the connection and resealed the control with silicone to resolve that issue.
The total for everything on this visit was $701.34.
Checking the existing equipment carefully can save a homeowner from replacing something that still works.
Check before you replace.
The water heater still worked. Opening one valve got hot water back to the bathroom.
