Why it happens
North Ranch grew up around the country club from 1974 onward, so the houses run from late-seventies customs to nineties estates behind gates. What they share is scale. A house here might have two or three water heaters, a hot water recirculation loop, a line out to the pool equipment and another to a guest house. It is a system more than a set of fixtures, and almost none of it was written down by the people who added to it.
The lots climb, which matters. Street pressure on the higher streets comes in well above what the fixtures were built for, and a regulator that has stopped working lets that straight into the house. The older tracts are on slab with copper in it, the same as the rest of the valley, and at forty to fifty years old that copper is doing what copper does.

Removed the corroded line feeding the generator and ran a new one, tested under pressure. On a later visit at the same house, a new control panel on the steam shower.
