Why it happens

What North Ranch
is plumbed with

North Ranch grew up around the country club from 1974 onward, so the houses run from late-seventies customs to nineties estates behind gates. What they share is scale. A house here might have two or three water heaters, a hot water recirculation loop, a line out to the pool equipment and another to a guest house. It is a system more than a set of fixtures, and almost none of it was written down by the people who added to it.

The lots climb, which matters. Street pressure on the higher streets comes in well above what the fixtures were built for, and a regulator that has stopped working lets that straight into the house. The older tracts are on slab with copper in it, the same as the rest of the valley, and at forty to fifty years old that copper is doing what copper does.

Around here: North Ranch Country Club Estates, the streets off Kanan and Valley Spring, the country club, the newer gated pockets toward Lang Ranch.

Most weeks

What people in
North Ranch call about

01

Two minutes waiting for hot water

Recirculation loops →

A loop that was never balanced runs hot water in a circle all night and the far bathroom is still cold. Pumps, timers and balancing put it right.

02

One heater out and nobody knows which

Multiple water heaters →

Replacement and tankless conversion on houses running more than one unit, including manifolded tankless where the demand calls for it.

03

Fittings giving out on a high lot

Hillside pressure →

The upper streets go through angle stops and fill valves. We test the pressure at the hose bib and replace the regulator when it has gone.

04

A warm patch on the floor

Slab leaks →

In the seventies and eighties tracts. Found from above, then repaired or rerouted.

The shop is three minutes away. Gate clearance gets arranged in advance, and Danny quotes the planned work himself.

Common questions

Things people in North Ranch ask

Is North Ranch in Westlake Village or Thousand Oaks?
Both. The community straddles the city line, with most of it inside Thousand Oaks and a Westlake Village mailing address. It changes which city issues the permit, and we handle that. It does not change the price or the drive.
How fast can you be here?
The shop is on Hillsbury Road, three minutes away, so often the same day. Say what it is doing when you call and Danny will tell you when he can be there.
Do you work behind the gates?
Yes. We call ahead so the gate has the truck and the name.
How does pricing work in North Ranch?
You get the price before we start. Repairs are our time plus parts, and remodels, repipes and additions get a written bid. Nobody here works on commission.
Can you make sense of a house nobody has a plumbing plan for?
That is most of the work here. We trace what is installed, write it down and give you a copy, and then quote whatever it needs. You end up with a record of how your own house is plumbed.
