The job
How it goes
We start at the meter. If it turns with everything off, the leak is on the supply side. Then we isolate hot from cold, house from irrigation and branch from branch with gauges. Under a slab, the leak-locating specialist we bring in listens through the concrete and marks the leak, and any post-tensioned cables, before anyone cuts.
Around here it's usually pinholes in fifty-year-old copper, a slab leak, a failed shower pan leaking into the wall below, or a toilet seal. Irrigation shares the meter too, and it's often the answer when the bill jumps in summer.
If we can reach the pipe, we usually fix it that visit. Under concrete or behind tile, you get a written bid before anything's opened.

Things people ask about leak detection & repair
- Do you have to open walls or floors to find it?
- Not to find it. The meter and gauges do that, and under a slab the specialist marks the spot. The repair may need one opening, marked before anything's cut.
- Could it be the irrigation?
- Often. Sprinklers share the meter, and a broken lateral or a valve that won't close looks like a house leak on the bill. We check irrigation first.
- Does insurance cover this?
- Policies vary. Most cover sudden damage and the work to reach the leak. The pipe itself usually isn't covered. We give you photos for the claim.
- How fast should I act?
- Soon. A supply leak runs day and night. Shut off the main when you're out, and call us.
