The job

How it goes

We start at the meter. With everything in the house off, a meter that still turns tells us the leak is on the supply side. From there we isolate: hot from cold, inside from irrigation, one branch from another, with the gauge on each. That narrows it to a line, and on most leaks that is enough to find it. When the leak is under a slab we bring in the leak-locating specialist we have worked with for years, who listens for it through the concrete and marks the spot, and the post-tensioned cables if the slab has them, before anyone cuts.

What we find, in this valley, is mostly the same few things. Pinholes in copper that has been in the ground or the slab for fifty years. Slab leaks, which have their own page. Shower pans that have failed and let water into the wall below. A toilet seal. Irrigation lines, which are on the same meter and very often the answer when the bill jumps in summer.

You get the leak located and marked, a plain explanation of what it is, and a price for the repair. Where the pipe is reachable the repair is usually done the same visit. Where it is under concrete or behind tile, the price is in writing before anything is opened.

    Before anything starts. Repairs are our time plus parts, and the bigger jobs get a written bid. Nobody here is on commission.

    Small repairs are usually done the same visit. Bigger jobs get a start date and a number of days, and we hold to it. Done to code, permitted where it needs it, the house left the way we found it.

Common questions

Things people ask about leak detection & repair

Will you have to open walls or floors to find it?
To find it, no. Locating is done from the outside with the meter and gauges, and under a slab with a specialist locator who marks the spot. The repair may need one opening, and it is marked before anything is cut.
Could it be the irrigation?
Often. Sprinkler lines run off the same meter, and a broken lateral or a valve that will not close fully looks exactly like a house leak on the bill. We isolate the irrigation first for that reason.
Does insurance cover this?
Policies vary. Most cover sudden damage and the access work to reach the leak, and do not cover the pipe itself. We document what we find, with photographs and the video where there is one, so the claim has what it needs.
How fast should I act?
A supply leak runs all day and all night. Shut the main off when you are out and call. A week of a slab leak is a wet floor. A season of it is the floor.
