A remodel is two plumbing visits with a lot of other trades in between. We do both ends, work from the drawings, and put every line of it on a bid you can hand to your contractor.
Danny picks up when he can, and calls back the same day. Say what it is doing and you will usually have a rough answer, and a price, in two minutes.
The job
The rough-in comes first, after demolition and before the walls close. That is where drains move, vents are run, water lines go to the new fixture locations, and a shower valve or a tub is set in the wall. On a slab house, moving a toilet or a shower drain means cutting the concrete, and that is the line item that surprises people, so it is on the bid up front. The inspector looks at everything at this stage, and we are there for it.
Finish plumbing is the second visit, once the tile and the cabinets are in. Setting the toilets, the faucets, the sinks, the disposal, the dishwasher connection, the pot filler, the shower trim, the tub filler. Fixtures you chose, or fixtures we source. Everything is tested before we leave and the permit is closed out.
Bids are written and itemized: what is being moved, what is being added, what has to be opened up to do it, and the price for each. Contractors and designers get the same bid the homeowner does. Additions and ADUs are the same work at a bigger scale, with a new sewer connection and a water line sized for the extra load.

Before anything starts. Repairs are our time plus parts, and the bigger jobs get a written bid. Nobody here is on commission.
Small repairs are usually done the same visit. Bigger jobs get a start date and a number of days, and we hold to it. Done to code, permitted where it needs it, the house left the way we found it.
