A guard-gated island in the middle of Westlake Lake. Half the houses are 1970s originals on slab, and half have been rebuilt or remodeled to the studs, sometimes next door to each other.
Danny picks up when he can, and calls back the same day. You get the price before we start, and nobody here is on commission. Monday to Friday, 9am – 5pm.
Why it happens
The island was built out in the seventies, on slab, with copper in the concrete like the rest of the town. What is different is what happened since. A large share of the houses have been rebuilt or gutted and remodeled, so on one lot you have fifty year old pipe under the floor and on the next lot brand new PEX and two tankless heaters. Knowing which you have is the first thing to establish, and on a remodeled house the plumbing is often only partly new.
The lakefront adds a few things of its own. Longer runs out to a dock or a patio kitchen. Recirculation loops in the bigger rebuilt homes, and the far bathroom that runs cold when the loop was never balanced. And the gate, which we clear in advance so the truck is not sitting at the guardhouse on your time.
