Plumber in
First Neighborhood

The first tract built in Westlake Village, from 1967 on. The houses are the same age as the company, and so is a lot of the copper in them.

Why it happens

What First Neighborhood
is plumbed with

First Neighborhood was the start of the master plan, laid out before the lake was filled. The houses are late-sixties single-story and two-story tract homes on concrete slabs, with the water lines run through the slab and the water heater in the garage. Most have been remodeled inside at least once. The plumbing under the floor is usually still original.

That means the same three things come up over and over on these streets. Copper in the slab at the end of its life, showing up as a warm patch or a jump in the water bill. A pressure regulator at the front hose bib that quietly stopped regulating years ago. And a water heater on its second or third replacement, in a garage that gets hot in August.

Around here: the streets between Lindero Canyon and the lake, Village Homes, the original tract.

What people in
First Neighborhood call about

01

A warm spot on the tile

Slab leaks →

We find it from above, then repair the spot or reroute the line overhead. A second leak on the same line is when a reroute makes more sense.

02

The third pinhole in two years

Repiping →

On a house of this age a pattern of leaks means the pipe is done. A repipe, in copper or PEX, ends the question and comes with a permit and an inspection card.

03

Toilet valves and angle stops giving out

Pressure regulators →

High pressure is the usual reason. We check it with a gauge on the hose bib whenever we are in the house.

Danny was working these streets when the houses were twenty years old, and some of them he has been back to for the next owner.

Common questions

Things people in First Neighborhood ask

How fast can you get to First Neighborhood?
It is five minutes from the shop. Same day is the norm and often it is sooner. Say what it is doing when you call.
Should I repipe a First Neighborhood house?
If it still has its original copper and it has leaked more than once, yes, and we say so. If it is the first leak, a repair or a reroute of that one line is the sensible step. We tell you which we would do in your house.
How does pricing work?
You get the price before we start. Repairs are our time plus parts, and remodels, repipes and additions get a written bid. Nobody here works on commission.
