Dan’s job notes
What brought us out.
A water leak around the primary bathroom toilet brought me to this Westlake Village home. Both the toilet’s flexible supply connector and its fill valve were leaking, so I replaced them.
What we did.
Two parts leaking at once deserved a closer look. I found a cap on the pressure relief valve outside and removed it. A pressure check showed more than 150 psi, and the pressure regulator was no longer working. I replaced the regulator and the relief valve to address the pressure problem as well as the leaks at the toilet.
The regulator controls the home’s incoming water pressure. That matters when you’re trying to solve the reason fixtures are having trouble, rather than just replacing the wet parts.
The total for everything we did on this visit was $737.41.
Sometimes the leak you can see is a reason to look a little further.
Check the pressure.
House water pressure should sit under 80 psi. This one was over 150, which is hard on every valve and connector in the house.
