Dan’s job notes

What brought us out.

The garage water heater at this Westlake Village home was being replaced. I installed a new 50-gallon Bradford White heater and completed the connections around it.

What we did.

I added an expansion tank and set its air pressure for the installation. That tank gives water room to expand as it heats. I also fitted new water and gas flex connectors, put the earthquake straps back in place, and added plywood support.

I installed a drain pan and ran its drain pipe outside the garage. I also piped the temperature and pressure relief valve discharge to the exterior. Those are separate paths: the pan helps collect a leak beneath the heater, while the relief valve provides a discharge path if excess temperature or pressure develops.

The total for everything we did on this visit was $2,750.

The heater is only one part of the installation—the support, connections, and discharge piping need attention too.

Two pipes out of the garage.

The drain pan and the relief valve each got their own line through the wall. Any water either one lets go ends up outside.
