Faucets and valves that keep failing
Pressure regulators
If your angle stops and toilet valves keep giving out, the pressure is often too high. The regulator is an inexpensive part.
Westlake Village · Repairs
Plumbing repairs in Westlake Village, from the shop on Hillsbury Road. Most of the calls we get are small. A toilet that will not stop running, a faucet that drips, a disposal that hums, a valve under the sink that weeps. This is the work we do every day.
Danny picks up when he can, and calls back the same day. You get the price before we start, and nobody here is on commission. Monday to Friday, 9am – 5pm.
In Westlake Village
Westlake Village is where the shop is, on Hillsbury Road, so the small jobs here are the ones we do most. Running toilets, dripping faucets, a disposal that hums, an angle stop that weeps, a hose bib, a shower valve. The truck carries those parts, so it is usually one visit. The water reaches these streets from tanks on the hills, and on many of them it arrives above 80 psi, which is why fill valves and angle stops give out in runs. We put a gauge on the hose bib while we are there. You get the price before we start.
Streets and pockets we work in: First Neighborhood, Westlake Island, North Ranch, Three Springs, Southshore, the streets off Lindero Canyon.

The job
The truck carries the parts these jobs need, so a repair is usually one visit. Fill valves, flappers, supply lines, angle stops, cartridges for the common faucet brands, a disposal. We look at what is wrong, tell you what it is, give you the price, and fix it while we are there. If it needs a part we do not carry we tell you what it costs before we go and get it.
A repair also gets a look at the things around it. If a toilet valve failed because the house pressure is too high, you should know that, because the next valve will fail the same way. If the shut-off under the sink will not shut off, it gets mentioned. Nobody here works on commission, so nothing gets added to the list unless it is worth doing.
You get the price before we start, every time. Repairs are our time plus parts, and if a job turns out bigger than it looked we stop and give you the new price before going on.
Call if
01
A flapper or fill valve. Twenty minutes, and the water bill stops climbing.
02
A cartridge or a seat. Repaired on most brands; replaced when the body itself has worn.
03
Jammed, or the motor has gone. A jam is cleared on the spot. A dead unit is swapped.
04
An angle stop or a supply line. Cheap, and worth doing before it lets go.
05
Pressure, or a loose line. We check the regulator and secure what is banging.
How it goes
Danny picks up when he can, and calls back the same day. Tell him what it is doing and where.
We come out, find the cause and show you. In plain words, with the part in our hand where there is one.
Before anything starts. Repairs are our time plus parts, and the bigger jobs get a written bid. Nobody here is on commission.
Small repairs are usually done the same visit. Bigger jobs get a start date and a number of days, and we hold to it. Done to code, permitted where it needs it, the house left the way we found it.
