What brought us out.
A sewer smell in the downstairs bathroom brought us to this Lake Sherwood home. Dave and I checked the drains and the venting, because an odor complaint can involve more than a clogged pipe.
What we did.
We snaked the downstairs sink and shower drains, along with the washing machine drain. We also found a faulty mechanical vent inside the laundry room wall and replaced it. That vent lets air into the drain while helping keep sewer gas out of the room when it closes properly.
We ran all the plumbing fixtures in the home to refill the traps with water, too. The water sitting in a drain trap forms a barrier against sewer odors; when a trap dries out, that barrier is gone.
The total for everything we did on this visit was $432.83.
