Why it happens
Hidden Valley is an equestrian community of large parcels, and very little about it matches the assumptions a plumber turns up with from the tracts. There is no public water supply; each property runs its own well, with a pump, a pressure tank and often a storage tank, and that changes what happens in the house when something fails. Low pressure or no water is as likely to be the well system as the plumbing, and the first job is telling them apart.
Every property is on septic, so everything upstream of the tank is plumbing and everything past it is not. Lines run a long way, out to barns, stables, a guest house and the arena, and they sit in open ground where a cold night can split a fitting. When a long run leaks it tends to show up as a wet patch far from the fault, or simply as a pump that never stops running.
