Plumber in
Hidden Valley

Ranch country beyond Lake Sherwood. Twenty-acre parcels, private wells instead of a water main, septic instead of a sewer, and a lot of pipe between the house and everything else.

Why it happens

What Hidden Valley
is plumbed with

Hidden Valley is an equestrian community of large parcels, and very little about it matches the assumptions a plumber turns up with from the tracts. There is no public water supply; each property runs its own well, with a pump, a pressure tank and often a storage tank, and that changes what happens in the house when something fails. Low pressure or no water is as likely to be the well system as the plumbing, and the first job is telling them apart.

Every property is on septic, so everything upstream of the tank is plumbing and everything past it is not. Lines run a long way, out to barns, stables, a guest house and the arena, and they sit in open ground where a cold night can split a fitting. When a long run leaks it tends to show up as a wet patch far from the fault, or simply as a pump that never stops running.

Around here: the ranches along Potrero Road, the parcels above the lake.

Most weeks

What people in
Hidden Valley call about

01

Pressure dropped and the pump keeps running

Private water lines & pumps →

Long runs from a well or a tank to a house set well back from the road. We locate the failure first, and tell you when it is the well system and the pipe is fine.

02

Drains backing up and no sewer to blame

Septic-side drains →

Everything upstream of the tank, and a clear answer about which side of it your problem is on before you call a septic contractor.

03

A fitting split after a cold night

Barns, stables & freeze damage →

Split bibs and exposed lines put right after a cold snap, then protected so the next one passes quietly.

The long driveways and long runs get priced honestly, because we have been up them before.

Common questions

Things people in Hidden Valley ask

Do you work on well systems?
On the plumbing from the pressure tank into the house and out to the buildings, yes. The well itself and the pump down the hole are well-driller work, and we tell you when a problem is theirs.
Do you handle septic?
The plumbing up to the tank. The tank and the leach field are septic work. We can tell you which you have before you pay for the wrong trade.
How far out do you come?
Hidden Valley is about fifteen minutes from the shop and we cover all of it.
