The job
A conversion starts at the gas meter. A standard tank draws about 40,000 BTU. A whole-house tankless draws 150,000 to 199,000, and the half-inch gas line that fed the old tank very often cannot carry that. So the line gets upsized from the meter, and sometimes the meter itself has to be upgraded, which the gas company does. Then the venting. A condensing unit vents in PVC and needs a condensate drain; a non-condensing unit needs stainless steel vent. The unit needs a power outlet. Cold water in, hot water out, isolation valves on both so it can be serviced.
Sizing is by how many fixtures run at once and by how cold the water comes in. Groundwater here runs around 55 degrees in winter, which is the number that decides the unit, and undersizing is the mistake we see most on cheap installs. A house that wants two showers and a washer at once needs the bigger unit, and a large house with a far bathroom usually wants a recirculation loop as well.
Hard water is the other thing to plan for. The heat exchanger scales up, and a tankless in this valley wants descaling once a year. The isolation valves we fit are what make that a half-hour job. We do that service on units we installed and on ones we did not.
