What this job looks like
in Agoura Hills

Morrison Ranch and Liberty Canyon houses are at the age where a repipe comes up: original copper in the slab that has leaked more than once. Old Agoura houses on raised foundations are different; with a crawlspace the lines are reachable and a repipe is a cleaner job. Permit and inspection through the City of Agoura Hills either way.

Streets and pockets we work in: Old Agoura, Morrison Ranch, Liberty Canyon, Lake Lindero, Chesebro, Fountainwood.

01

Warm spot underfoot in the tract houses

Slab leaks in the tracts

Morrison Ranch and Liberty Canyon are about the right age for it. We find the leak, then decide between repairing the spot and rerouting the line.

The job

How it goes

Two kinds of house need it. The older ones with galvanized steel, which rusts closed from the inside over decades, so the pressure falls slowly and the water runs brown after the house has stood overnight. And the far more common one here: sixties and seventies copper that has started to pinhole. One pinhole is a repair. Three in two years is a pattern, and each repair is buying a few months.

Copper or PEX. Copper is what most of these houses have, it is rigid, and it is joined with press fittings now instead of solder, which is faster and cleaner in a finished house. PEX is flexible tubing run from a manifold, so each fixture has its own line, it pulls through walls with fewer openings, and it does not pinhole. Both are permitted, both are inspected, and both come with a written scope that lists every line. We say which we would put in your house, and why.

A typical house is two to four days. We work it in stages so the water is off for a few hours at a time and back on every evening. Openings in the drywall are kept small and marked, and every one is listed on the bid so there is no surprise about what needs patching afterward. You stay in the house.

Call if

What you notice,
and what it usually is

01

Brown water first thing in the morning

Galvanized pipe rusting inside. The pipe is closing up.

02

Pressure that has slowly dropped over years

Same. The bore of the pipe is getting smaller.

03

The third pinhole leak in a couple of years

The copper is at the end of its life. Each repair is buying a few months.

04

Blue-green stains at fixtures

Copper dissolving into the water, usually from high pressure and age.

05

Buying or selling a house with original pipe

A repipe with a permit and an inspection card is worth more than the same house without one.

  • November 2023

A slab leak under a bedroom closet

It started as a slow shower drain. While there we traced the copper under the slab and found a leak. Brought in the leak-locating specialist we work with to mark the spot and the post-tensioned cables, saw-cut and jackhammered the closet floor, found a pinhole in a one-inch copper line and replaced the section.

How it goes

Four steps, and you have the price at step three

  1. 01

    You call

Danny picks up when he can, and calls back the same day. Tell him what it is doing and where.

  2. 02

    We look

We come out, find the cause and show you. In plain words, with the part in our hand where there is one.

  3. 03

    You get a price

Before anything starts. Repairs are our time plus parts, and the bigger jobs get a written bid. Nobody here is on commission.

  4. 04

    We do the work

Small repairs are usually done the same visit. Bigger jobs get a start date and a number of days, and we hold to it. Done to code, permitted where it needs it, the house left the way we found it.

Common questions

Repiping in Agoura Hills: things people ask

How fast can you get to Agoura Hills?
Usually the same day. It is seven minutes down the 101 from Westlake Village. Say what it is doing when you call and Danny will tell you when.
Who pulls the permit in Agoura Hills?
We do, through the City of Agoura Hills, for water heaters, gas lines, repipes and remodel plumbing. The inspection is part of the price.
Copper or PEX?
Both are good. Copper is what the house was built with and what a buyer expects to see. PEX is quicker, needs fewer openings and never pinholes. In a slab house where the old lines are in the concrete, either one gets rerouted overhead. We bid whichever fits the house, and both if you want to compare.
How long is the water off?
A few hours at a time, and on every evening. We sequence the work so the house keeps running.
Do I need to move out?
No. It is noisy for a few days and there are openings in some walls, and that is the extent of it.
