Agoura Hills is two kinds of leak. South of the freeway, in Morrison Ranch and Liberty Canyon, it is slab houses from the seventies and eighties with copper in the concrete. North of it, in Old Agoura, it is long private water lines across acre lots, where a leak shows up as a wet patch a long way from the fault. Either way we locate first, from the surface, before anything is dug or cut.

The job
How it goes
We start at the meter. With everything in the house off, a meter that still turns tells us the leak is on the supply side. From there we isolate: hot from cold, inside from irrigation, one branch from another, with the gauge on each. That narrows it to a line, and on most leaks that is enough to find it. When the leak is under a slab we bring in the leak-locating specialist we have worked with for years, who listens for it through the concrete and marks the spot, and the post-tensioned cables if the slab has them, before anyone cuts.
What we find, in this valley, is mostly the same few things. Pinholes in copper that has been in the ground or the slab for fifty years. Slab leaks, which have their own page. Shower pans that have failed and let water into the wall below. A toilet seal. Irrigation lines, which are on the same meter and very often the answer when the bill jumps in summer.
You get the leak located and marked, a plain explanation of what it is, and a price for the repair. Where the pipe is reachable the repair is usually done the same visit. Where it is under concrete or behind tile, the price is in writing before anything is opened.

A slab leak under a bedroom closet
It started as a slow shower drain. While there we traced the copper under the slab and found a leak. Brought in the leak-locating specialist we work with to mark the spot and the post-tensioned cables, saw-cut and jackhammered the closet floor, found a pinhole in a one-inch copper line and replaced the section.
