Why it happens
Old Agoura predates the tracts and kept its rural layout: big lots, houses set well back, barns and outbuildings, and raised foundations with a crawlspace underneath. The crawlspace is the good news. A leak under the house here is something you can reach without cutting concrete. The distance is the other side of it. A water service or a sewer lateral on one of these parcels can run a few hundred feet, and when a long run fails it tends to fail somewhere in the middle of the lot.
Some parcels are still on septic rather than a sewer main. Everything upstream of the tank is plumbing, and the first useful thing to know when the drains slow down is which side of the tank the problem is on. Barns and stables add hose bibs and wash-down lines that sit out in the open and split in a cold week.
