Around here

In Malibu

Malibu requires a seismic gas shutoff valve when a house sells, on new buildings and on remodels over $10,000, so most of our gas work here starts at the meter. The valve goes on with a bracket and the line gets pressure-tested before the gas comes back on. If you smell gas, leave the house and call SoCalGas first.

Neighborhoods: Point Dume, the streets above Zuma, Broad Beach and Trancas, Malibu Colony, Malibu Road, Serra Retreat, Sweetwater Mesa.

01

Lukewarm showers or a code on the tankless

Tankless descaling

Hard water scales the heat exchanger. A descale and a clean filter fix most of it in one visit.

02

Selling the house or starting a remodel

Seismic gas shutoff valves

Malibu requires one at sale and on remodels over $10,000. It goes on at the meter with a bracket.

The job

How it goes

Most jobs are new lines to a built-in BBQ or outdoor kitchen, a fire pit, a pool or spa heater, a range, a dryer or a generator. Each is sized by BTU rating and length of run, with a shutoff at the appliance. The inspector signs off the pressure test before the gas goes on.

If you smell gas, leave and call SoCalGas from outside. After they shut it off, we find and fix the leak, retest the system and give you the paperwork they need to relight.

A tankless, a bigger range or a pool heater can outdraw the existing line. We run a larger one from the meter, sized for the whole house, and the gas company sometimes upgrades the meter.

Common questions

Gas lines in Malibu: things people ask

Do I need a permit for a gas line?

Yes, for any new line or change. The inspector checks the pressure test first.

Can you run gas to my outdoor kitchen?

Yes. The line is sized for everything out there, buried at code depth, with a shutoff at the island.

How do you test for leaks?

We pressurize the system with air and watch a gauge. If it drops, we find the joint with a detector and soap.
