Dan’s job notes

What brought us out.

The area drains and sump system at this Los Angeles building needed inspection, and the trough drain in front of the lower parking garage was full of debris and wasn’t draining.

What we did.

Dave and I checked the visible drains on the ground floor and in the parking garages. We ran water through each one, cleared debris from drain covers and bends, and confirmed the lines were draining to the street or the sump basin.

We cleaned the basin and tested each of its two pumps separately. Both pumps were working well, so they didn’t need replacing. The problems were in the valves: one check valve leaked and the other was stuck closed.

We replaced a short section of piping, both check valves, and both ball valves, then retested the system and confirmed water flowed to the street. We also cleaned the lower-garage trough and snaked its drain line to the basin.

The total for everything we did on this visit was $1,380.

Testing the pumps first helped us repair the parts that needed attention and keep the working equipment.

Test each pump alone.

Running the two pumps one at a time showed both were fine. That kept the fix to the valves instead of two new pumps.
