Dan’s job notes
What brought us out.
The water heater at this Simi Valley home wasn’t heating, so the homeowner needed a replacement to get hot water back.
What we did.
Dave and I installed a new 40-gallon Bradford White gas water heater. We also fitted new flexible water connections and earthquake straps, along with a gas sediment trap.
The heater supplies the home’s hot water, and the straps help secure the tank against movement. The water and gas connections are part of the installation too.
The total for everything we did on this visit was $1,915.48.
A water heater replacement includes more than setting the new tank in place.
Strapped for earthquakes.
California code calls for two straps on a water heater. They keep a full tank from tipping and pulling on its gas line in a quake.

★★★★★
“My 12 year old water heater started leaking yesterday so I texted him, and he called me right away to help me turn off the water and gas. And he was here next day with a new water heater installed.”
