What brought us out.

This Malibu homeowner was adding an automatic shutoff system to help protect the home from water damage.

What we did.

Dave and I installed the owner-supplied AWTOS valve on the main water line. The system monitors the water supply and can shut it off automatically when it detects certain problems. Its app also lets the homeowner monitor the system and receive alerts.

While we were there, we installed a new guide for the handheld tub wand in the primary bathroom.

The homeowner had also noticed water on the laundry room floor. We pulled the dryer out and tested the washing machine drain, but couldn’t get it to back up. The water may have been coming from the washing machine itself, so we recommended an appliance technician inspect it. There wasn’t a confirmed drain problem to repair during our check.

The total for everything we did on this visit was $1,574.67, with the homeowner supplying the shutoff unit.

A little added protection is useful, and so is knowing when an appliance needs a separate look.

Protection, plus an honest diagnosis.

An automatic shutoff can help limit water damage when it detects certain problems. It does not replace investigating a leak—and our drain test did not reproduce the laundry backup.
